Since December 2007, sellers of all residential properties in England and Wales are required by law to produce a Home Information Pack (HIP) before their property can be marketed for sale.
The HIP is a pack of three documents: a single survey; an energy report; and a property questionnaire. The home report will be made available on request to prospective buyers of the home.
The single survey contains an assessment by a surveyor of the condition of the home valuation and an accessibility audit for people with particular needs. The energy report contains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.
The property questionnaire is completed by the seller of the home. It contains additional information about the home, such as council tax banding and factoring costs that will be useful to the buyers.
From December 1st 2008, houses for sale will have to be marketed with a home report.

How it works...
After you have ordered your HIP pack, you will receive an order confirmation by email within 24hrs. The required searches will then be requested and within a few days you will be contacted by one of our qualified Domestic Energy Assessors to make an appointment to do the energy assessment for your property. This assessment will be conducted at the property and can take up to an hour depending on the size of the property.
As yet, you can still market your property as soon as you have received the order confirmation. The HIP is usually ready within 7 – 14 days, (allow up to 21 days for unregistered or leasehold properties). The HIP pack consists of around 50-80 pages of information, and to save money and trees, the HIP will be sent to you or your selected sales agent by email in PDF format. We can offer one additional printed copy free of charge (upon request only).
